3 Home Staging FAQ Sellers Ask

1. Why can't the buyer just fix or change the house to their liking after they buy it?
- Today's buyers want a move-in-ready home that they don't have to do anything to but literally move in their things and keep living their life. People are over-scheduled, stressed-out and just generally lead busy lives. They want to be able to enjoy, entertain and relax in the home they purchase, not spend what little free time they have fixing up their home.
- Not to mention that many home buyers may not have the skills to be fixing up their home. They would have to call in someone to do the work and that costs additional money after the purchase.
- The buyer may have also put all of their finances into the purchase of the home, leaving little to none left over for a "fix-up" or repair budget.
2. Why can't I stage my own home?
- Even homes in mint condition can reap the benefits of having a Staging Professional assess the home. It is very difficult to be subjective about something as personal as your own home and to see it through a buyer's eyes.
- If a home feels to personal to the seller, the buyers will feel like visitors to the home and not be able to envision themselves living in the home.
3. Why do I need staging? My home was professionally decorated.
- Homes that may be beautiful to the seller but too taste-specific can be enhanced by a professional home stager's eye of how to de-decorate the home to appeal to more buyers.
- Buyers uncomfortable with very taste-specific decor may not be able to envision themselves living in the home.
- Buyers may also view cosmetic changes as work and a project list costing money and may pass over the home's true potential.
Remember: Home Staging is the act and art of systematically, cost effectively and professionally preparing homes for the real estate market by increasing the home's appeal to the most potential buyers.
