Three Essential Elements of Successful Home Staging

If you are considering selling your home you should also be considering having your home professionally staged.  By now you are probably familiar with term Home Staging and the benefits. 

Did you know that according to the National Association of Realtors, the average staging investment between 1 and 3 percent of the home’s asking price will generate a return of 8 to 10 percent in the sale price of the home?  When you are talking that kind of financial return on investment doesn’t it make sense to have your home professionally staged?

Here are three essential elements for a professional successful home staging:

1. Correct as many negative aspects of the home as possible.

When you leave fix ups and repairs for buyers, they almost certainly will over-estimate the cost of work by a substantial amount and lower their offer.  It is almost always in the seller’s best interest to handle the necessary work in advance before putting the home on the market to eliminate potential low ball offers.

2. Accentuate the positive features of the home

Is there a beautiful view being hidden by excess window treatments or unclean windows? Is there a TV placed strategically in front of the fireplace?  Is a gorgeous granite countertop being hidden by clutter? Selling features stay with a home and should not be hidden from potential buyers.

3. Create emotional appeal to connect the buyers with the home

Buying a home is an emotional decision as well as a financial decision. If the home for sale is too personalized with clutter or décor it’s very difficult for a buyer to envision themselves in the home. When selling a home, consider the importance of selling the desired lifestyle dream to the potential buyers with emotional connection points.


When you have lived in a home for an extended period of time, you can become oblivious to imperfections and learn to live with them.  It also becomes increasingly difficult to look at your home objectively when it has been personalized with so many possessions and sentiments. Creating a home that appeals to potential buyers becomes nearly impossible for you as the actual homeowner.
